Google Trends indicates that searches for Columbus Ohio homes for sale peaked during the week of April 19 last year. With low interest rates, a shortage of homes for sale and pent up buyer demand, the region is ripe for a selling frenzy as the mercury rises. Will you be ready for the rush should you decide to sell?
Search trends should signal an urgency to prospective sellers to start the selling process now. This includes finding a qualified real estate professional, identifying (with the help of your agent) and completing improvement projects that will maximize your home’s value and pinpointing where you’ll go once the house sells.
Although it all can be daunting, don’t procrastinate. Doing so may ultimately cost you. Realtor.com supports Google Trends search data, saying that spring and summer are the best time to sell. Although counter intuitive, where more inventory usually means lower prices, the housing market goes against the grain.
“More homes are listed in the prime season, but there are also more buyers in spring and summer, which is the most convenient time for most people to move,” says Jonathon Smoke, Chief Economist for Realtor.com. “So relative to demand, the supply of homes is actually tighter in spring and summer than in fall and winter.”
And what about the inventory of homes for sale? Levels are lower than at any time dating back to 2000 “The trend in inventory for 2015 as well as 2014 has been extremely low,” said 2015 Columbus REALTORS® President Kathy Shiflet. “Sellers should realize what a great time it is to put their home on the market – Columbus is hot! People want to move here and current residents want to move up.”
